Through programs like WISH, CalHome, My Home and Hope to Home, we’ve already helped families secure nearly $16 million in assistance, making the dream of homeownership possible for low- and moderate-income buyers.

My Way Home’s CalHome Deferred loan program, made possible with funding from the California Department of Housing and Community Development, offers up to $40,000 in the form of a 30-year deferred loan for low-income households earning up to 80% of the Area Median Income (AMI).

My Way Home, in collaboration with the City of Oxnard, brings you the newly designed down payment assistance program for low-income households living in Oxnard and purchasing their first home in Oxnard. Eligible and qualified low-income homebuyers earning up to 80% of the Area Median Income (AMI) (for example a family of earning less than $125,600) can access up to $40,000 in the form of a 10-year forgivable grant. The Dream For All Shared Appreciation Loan is a CalHFA down payment assistance program offering up to 20% for down payment or closing costs, not to exceed $150,000 for first-time homebuyers to be used in conjunction with the Dream For All Conventional first mortgage for down payment and/or closing costs.
Upon sale or transfer of the home, the homebuyer repays the original down payment loan, plus a share of the appreciation in the value of the home.

The HomeNow program offers up to $34,500 as a fifteen (15) year deferred loan with a 2% simple annual interest created for middle-income first-time homebuyers earning up to 150% AMI (for example a family of 4 earning less than $203,400) purchasing in the cities of Fillmore, Moorpark, Ojai, Port Hueneme, Santa Paula, Thousand Oaks or unincorporated areas of the County of Ventura. CURRENTLY EXHAUSTED - The Middle-Income Down Payment Assistance Program, funded by the Federal Home Loan Bank of San Francisco, provides eligible homebuyers earning 80.01%–140% of AMI with up to $50,000 in grant assistance. Homebuyers must contribute a minimum of $10,000 toward their down payment. Grant funds may be used for down payment and closing costs. Funds for this program run out quickly!
These funds can be combined with My Way Home’s other programs to maximize your purchasing power.

The MyHome Assistance Program and CalPlus with Zip from CalHFA are 30-year deferred-payment loans (with simple interest) that must be paired with a CalHFA first mortgage. They can provide extra support for your down payment or closing costs, 3% to 3.5% with MyHome and 2% to 3% with CalPlus with Zip.
These programs are not just for low-income households—they can also be a great option for moderate- and even higher-income first-time buyers who need a little extra help to get into their home.

Households must meet CalHFA’s income limits for the county they are purchasing in.

My Way Home’s Hope to Home - Bakersfield deferred loan program, in partnership with the City of Bakersfield, can make your dream of homeownership in Bakersfield possible! This program offers up to $40,000 in the form of a thirty (30) year deferred loan at 2% simple annual interest for low-income first-time homebuyers earning up to 80% AMI (for example a family of 4 earning less than $77,700) purchasing in Bakersfield. The Workforce Initiative Subsidy for Homeownership (WISH) made possible with funding from the Federal Home Loan Bank of San Francisco is matching grant program designed to assist low-income households earning up to 80% of the Area Median Income (AMI) with a 4-to-1 matching grants of up to $32,000. The total grant is forgivable after 5 years (20% each year).
