Bear Street Project - Costa Mesa, CA

Developer: Meritage Homes of California

Status: Application Period Pending

As part of Costa Mesa’s effort to expand affordable housing, Meritage Homes will work with My Way Home, a nonprofit Community Development Financial Institution (CDFI), to manage eligibility, loan review, qualification, and, if available, down payment or closing cost assistance for prospective buyers of the Bear Street Project’s Affordable Housing Units (AHUs).

Meritage Homes will offer seven (7) AHUs designated for very low-income households, based on the most recent income limits for Orange County published by the California Department of Housing and Community Development.

Hillcrest Project - Thousand Oaks, CA

Developer: People’s Self-Help Housing

Status: Application Period Pending

The City of Thousand Oaks has selected People’s Self-Help Housing Corporation to develop the Hillcrest housing project. My Way Home (a DBA of VCCDC), Housing Trust Fund of Ventura County, Housing Land Trust of Ventura County, McCarthy Companies (builder) and DiCecco Architecture (architect) are partnering on the effort.

The proposed project includes eight three-story buildings with attached garages and 78 townhomes (one- to four-bedrooms) on a 3.86-acre site on Erbes Road, formerly Hillcrest Christian School. Homes will be offered to low- and moderate-income households earning 80%–120% of Ventura County’s AMI. My Way Home will support families with first-time homebuyer loan programs and down payment assistance.
